Flagship Strategy

GP Co-Investment Fund

The GenWel GP Co-Invest Fund provides accredited investors with direct access to general partner economics in institutional multifamily development. Investors participate pari passu alongside institutional limited partners — while also sharing in the promote, land markup, and other GP-level value creation typically reserved for sponsors and their principals.

GenWel identifies and options land parcels for multifamily development. The team secures entitlements, draws construction plans, and negotiates a guaranteed maximum price contract. Once the project is de-risked, GenWel leverages the institutional LP market to bring in a limited partner — at which point the GP Fund investor benefits from both LP-level returns and a share of the sponsor’s promote.

The result: investors access the economics of being a developer — without needing to be one.

A disciplined, repeatable framework that de-risks each project before deploying GP Fund capital.

    GenWel identifies and options land parcels in high-barrier suburban markets. The development team secures zoning approvals and building permits before significant capital is at risk.

    Design & GMP

    Architects and engineers develop institutional-quality plans. A guaranteed maximum price contract is negotiated with an experienced general contractor, locking in cost certainty.

  • 03

    LP Capital

    GenWel sources institutional LP capital through established relationships to support land acquisition and construction funding on competitive terms.

  • 04

    Build & Exit

    Construction, lease-up, and stabilization. Upon reaching target occupancy, the project is refinanced to return capital and positioned for strategic disposition — typically within five years.
